Shell from the Reedy brochure, the scans and Matt's site visit. Main floor 93 x 43 ft (4,018 SF above grade): a 28 ft west room at 8.4 ft, the office and restroom block, and a 33.5 ft east room at 9.5 ft, storefront on the front. The garage level (±2,400 SF, 64 x 37.5 ft, 8.3 ft) sits under the west end: its two garage doors are on the back wall and the only vehicle entrance is the driveway that comes in from the west, so the addition goes on the east end. Three fixed posts stand 14 ft in from the garage back wall at 17, 34 and 52 ft from the west wall; nothing is placed on them. Door and post positions are scaled off the brochure drawing. Main floor is drawn on top, garage level below it. Grid is 10 ft.

What the numbers say

  • Ceiling height is the binding constraint, not floor area. Every scanned space is 8.3 to 9.5 ft. The auto-loader stack is 10.3 ft, the Pro 51 widebelt 98 in plus a duct drop, the bandsaw 96 in, the dust collector 131 in. Scenario A only works by cutting a 40 x 20 ft hole in the main floor over the basement (about 19 ft clear) and putting the loader end of the CNC line under it.
  • The fiber laser needs a slab. At 18,000 lb on a 5 to 8 in pad it can only sit on grade. In Scenario A the basement slab is consumed by the panel line, so the laser stays out. In Scenario B it gets the basement with its own 11 ft door, and metal is fully segregated from wood dust.
  • Floor area demand with minimum clearances is about 5,600 SF of production plus office. The existing building has 6,400 SF gross across two levels; Scenario B adds 3,000 SF at 16 ft clear and puts the whole panel line and sanding there.
  • Flow. B runs sheet-in (D4) to finished-out (D5) along one 10 ft forklift aisle in the addition, with openings into edgebanding and assembly. A forces a two-level flow through a material lift.
  • Dust collector and compressor live outside under a lean-to in both scenarios: 131 in tall, 80 dB(A).

Open items before final siting

  • Brochure plan: confirm which end the basement is under, its true clear height, slab thickness, the 11 ft door location and column lines. Structural check for the floor cut (Scenario A) and for a 2,900 lb CO2 laser on the framed floor.
  • Laguna: the 5x10 auto-loader line length is unpublished (4x8 line is 421 in); fiber laser weight and chiller footprint; Smartdrill6 dimensions.
  • Electrical: the CNC line alone is 70 to 90 A at 220 V three-phase; the 2 kW fiber laser 60 A single-phase; a 2018 retail building will need a service upgrade.
  • Finishing: spray booth exhaust and make-up air on an exterior wall, rated mix room; check C-1R zoning for a finishing operation.
